GLOC Savings to Developer
- As the dead load is less than bricks, lighter foundation and substructure is required hence resulting cost saving in piling and substructure work.
- One GLOC4 standard size block (100mm x 200mm x 460mm) is equivalent to 6 pieces of cement sand bricks in coverage area and one can actually lift it up with one hand due to the light weight. Thus higher productivity is achieved and less time and manpower is needed in construction.
- Bricklaying and plastering time and cost can be reduced by up to 30% as GlOCs covers more, use less mortar and requires thinner plastering than bricks. Less plastering and jointing mortar is therefore used, providing a smoother wall finish at reasonable cost.
- Total overall cost savings in comparison with clay bricks totals up to almost 6% from the final cost of construction. (subjected to the conditions presubscribed by GLOC)
- GLOC can be produced in large volumes very quickly off-site in factories (According to Industrialised Building System (IBS) Standards) as well as on-site on building location during construction to reduce transportation charges on the blocks.
- GLOC provides developers with the benefits of the GBI (Green Building Index) that accredits a building with a GBI point rating system which gives tax incentives and as well acknowledgement of green building certification to the completed development project.
Advantages & Savings to Property Buyers
- Keeps interior of building cool at all times with better insulation towards heat in the tropical climate.
- GLOC does not absorb heat on the outer surface hence the outer layer is always heated preventing fungus and algae to grow on the outside. This gives the coat of paint on the exterior of building a longer lease before deterioration.
- GLOC provides a good sound insulation tested at a high rate of 45dB to protect the occupants within the building from excessive noise pollution.
- GLOC will take all traditional surface finishing- paint, tiles, bituminous, membranes, carpets, as it has a textured finish. This gives owner the flexibility of surface finishing.
- GLOC is porous but less destructive which results in easier drilling of extension lines by owner in future in laying of internet or power cables without much debris during demolition.
- GLOC is an ideal roof screed and/or floor screed, where insulating, light weight and mechanical strength is required
